Full houses, single rooms, lofts, cellars — if it needs emptying, we empty it. Most of our house clearance customers are moving, downsizing, ending a tenancy, or clearing a family member's estate. That last one is difficult enough already, so we work quietly, carefully, and at your pace. If something looks like it shouldn't be thrown away — photographs, documents, jewellery — we set it aside and ask.
Wondering how much a house clearance costs in the Midlands? The honest answer is that it depends on volume, which is exactly why we quote from photos. Walk through the house, record a short video on your phone, send it over with your postcode, and you'll have a written figure — usually within minutes, always before anyone travels. Everything goes to licensed transfer stations and is sorted for recycling — hardcore, metals and clean timber are all separated. Waste transfer notes are available on request, which building control or your client may ask to see.

How do I get a quote?

How quickly can you collect?
Quickly. Most collections happen within 24–48 hours of the quote being accepted. Tell us on WhatsApp when you need it gone and we'll give you an honest timescale before you book — never a vague window.
Are there any hidden charges?
No. The price we send you on WhatsApp is the price you pay. It's in writing before we travel anywhere, so there is nothing to renegotiate on your doorstep. If the job matches the photo, the price doesn't move.

We are a registered waste carrier. Everything is sorted after collection and recycled wherever possible, and waste transfer documentation is available on request. Nothing is ever fly-tipped.
Is there anything you can't take?
We can't take asbestos, chemicals, wet paint, gas bottles, or hazardous medical waste — those need specialist licensed disposal. Almost everything else is fine. If you're not sure, send a photo on WhatsApp and we'll tell you honestly.
